New Concept Targets University Markets
Alum, a new luxury hospitality concept, began operations on Tuesday, 4 August 2026. The venture focuses on university towns throughout the United States. It offers luxury condo-hotels, private members' clubs, and year-round programming. Baseball Hall of Famer Derek Jeter supports the project. Alum aims to integrate deeply with local college traditions and culture.
The concept caters to sports fans, alumni, and community members. Founders include veterans from hospitality, real estate, and sports industries. This launch shows a growing interest in college markets from hospitality providers.
First Development in Alabama
Alum's initial development will debut in Tuscaloosa, Alabama. This location is near the University of Alabama campus. A groundbreaking for the Tuscaloosa site is expected in the coming weeks. The forthcoming Alum Tuscaloosa will be a 116,000-square-foot complex. It will feature 68 luxury condo-hotel units. Amenities include a private members' club and a rooftop lounge.
Dining options, meeting and event spaces, and a pool are also planned. An opening date for the Tuscaloosa project has not yet been announced. Alum also owns a site near the University of Oregon.
Expansion Plans and Market Dynamics
Alum is in discussions for developments near several other major universities. These include Michigan, Ohio State, Oklahoma, Kentucky, and Notre Dame. The company plans to scale to between 30 and 40 developments nationwide. Paul Brenneke, Alum co-founder, noted capital now views college towns as year-round markets.
He stated that hospitality has historically been built for a different era. Alum has partnered with Legends Global, a sports and live events organisation. This partnership will operate its private clubs. It will also foster relationships with university and athletic leadership. A hotel partner for Alum is yet to be announced.
Increasing Competition in College Town Hospitality
Alum's entry follows other hospitality players targeting university markets. These markets show stable demand patterns. Hilton launched Undergraduate by Hilton in June 2026. This conversion-friendly brand targets secondary and tertiary college towns. It complements Hilton's Graduate brand, a lifestyle hotel concept.
In 2023, Travel + Leisure Co. acquired rights for Sports Illustrated Resorts. This brand also plans developments in US college towns. A sports-themed lifestyle hotel in Baton Rouge, Louisiana, is slated for late 2027. This increasing activity suggests a competitive future for college town accommodation.
