Ascott, the lodging arm of Singapore-based CapitaLand Investment, has reported its global portfolio now exceeds 1,000 properties. Concurrently, its Ascott Star Rewards loyalty programme offers a published status match to its top-tier Platinum level, providing benefits such as 24-hour stays and complimentary new hotel previews.

Ascott Expands Global Footprint
Ascott, the lodging arm of Singapore-based CapitaLand Investment, reported a portfolio exceeding 1,000 operating and pipeline properties at the end of 2025. This expansion encompasses over 176,000 units across more than 230 cities in over 40 countries. The company signed 102 new properties in 2025 alone.
Ascott’s offerings now span serviced apartments, hotels, resorts, extended-stay residences, and lyf social-living properties. The latter features private rooms alongside communal areas like co-working lounges and social kitchens. The group operates 14 brand families, encompassing 17 distinct brands.
These include Ascott, Citadines, Oakwood, Somerset, Quest, The Crest Collection, and The Unlimited Collection. Ascott maintains an asset-light strategy, with 82 per cent of its properties managed and 14 per cent franchised. Its primary geographic concentration lies in Asia and Australasia.
Approximately 88 per cent of its portfolio is distributed across Southeast Asia (353 properties), China, Japan, and Korea (338 properties), and Australasia (206 properties), alongside South Asia. The company’s presence in the United States remains limited.
Ascott Star Rewards Programme Growth
Ascott Star Rewards (ASR), the company’s loyalty programme, launched in 2019 and reached eight million members this year. Ascott aims to grow its membership to 15 million by 2028. ASR status relies on eligible spending within a 12-month membership period, rather than nights stayed. The programme features four tiers: Classic, Silver, Gold, and Platinum.
Classic membership is complimentary. Silver status requires S$1,000 in spending, Gold requires S$3,000, and Platinum demands S$10,000. Points accrue at rates from 10 points per Singapore dollar for Classic members to 16 points for Platinum members. Each point holds a fixed value of S$0.0025 towards a stay.
This structure provides a return of 2.5 per cent for base members, increasing to 4 per cent for Platinum members. Members can combine points and cash for bookings, removing the need to accumulate points for full award nights. Points expire 24 months after issuance, even if the member remains active within the programme.
Platinum Tier Benefits Detailed
Platinum status within Ascott Star Rewards provides several distinct advantages. Members receive a 60 per cent points bonus and a guaranteed 3 p.m. checkout. An "Enhanced Room Stay" is also offered, though this does not constitute a formal suite upgrade programme. Platinum members can also access breakfast in selected regions, including China, Europe, and Japan.
Additionally, a one-way airport transfer benefit applies in the Middle East and Turkey for stays lasting at least five nights. A notable Platinum perk is the 24-hour stay benefit. This allows members to check in between 9 a.m. and 3 p.m., then check out at the identical time the following day.
This benefit requires advance confirmation from the property and remains subject to availability. Regional exclusions apply, with the 24-hour stay not available in China, Europe, India, South Korea, Japan, or Thailand.
Ascott also provides invitation-only events for its top-tier members, such as hospitality at sporting events like Wimbledon and the Singapore F1 race, along with local cultural gatherings.
Status Matching and Preview Stays
Ascott maintains a publicly available status match programme, allowing members from other loyalty schemes to achieve ASR Platinum status. The matched tier remains valid for 12 months following approval. The application process can take up to 10 business days, with an additional 10 business days for validation.
To qualify, applicants must provide proof of their current top-tier status with another hotel programme and evidence of a stay within that programme during the preceding 18 months. This status match is described as a one-time offering. Beyond standard benefits, Ascott also extends complimentary preview stays to selected Gold and Platinum members.
These invitations grant access to new properties during their soft-opening phase. The company piloted this initiative at Oakwood Cameron Highlands and plans future previews at lyf Chinatown Singapore and Citadines Elizabeth Street Hobart.
These opportunities typically involve a couple of complimentary nights for a limited number of invited members during the initial weeks of a property's operation.
Implications for Global Travel
Ascott’s expanded portfolio and enhanced loyalty programme present a notable option for global travellers seeking alternatives to larger, more established hotel chains. The company’s significant presence across Asia and Australasia, coupled with its diverse brand offerings, addresses various travel needs from extended stays to social-living concepts.
For industry professionals, Ascott’s growth trajectory, particularly its asset-light management model, demonstrates a strategic approach to scaling operations. The accessible Platinum status match provides a direct route for frequent travellers to gain immediate top-tier benefits, potentially shifting loyalty from competitors.
The unique perks, such as 24-hour stays and new hotel previews, distinguish ASR within a competitive loyalty landscape. As Ascott targets 15 million members by 2028, its continued expansion and loyalty programme development will influence market dynamics in key global regions, particularly across Asia.
