KKR Divests 16 Japan Hotels

Funds managed by KKR have sold a portfolio of 16 hotels across Japan to an undisclosed global institutional investor. These properties operate under Marriott International’s Four Points Flex by Sheraton brand. The hotels are located in 11 cities, including major urban centres such as Greater Tokyo, Osaka, Kyoto, and Fukuoka.

They are strategically positioned near key transport connections, dining establishments, and both business and leisure districts. The financial terms of this transaction were not disclosed by the parties involved.

Portfolio Acquisition and Repositioning

KKR initially acquired this hotel portfolio from Unizo Holdings in 2024. Following the acquisition, KKR undertook significant refurbishment work and repositioned the properties within the market. KKR also collaborated with Marriott International to introduce the Four Points Flex by Sheraton brand across the Asia Pacific region.

This partnership provided the hotels with access to Marriott’s extensive global distribution network and its Marriott Bonvoy loyalty programme, aiming to enhance their market presence and appeal.

Ongoing Management Structure

KJRM, a Japanese asset management company acquired by KKR in 2022, played a central role in managing the portfolio during its acquisition, refurbishment, and repositioning phases. KJRM will maintain its asset management responsibilities for these hotels following the recent sale.

The firm intends to work with the new owner to identify and add further stabilised hotel investments within Japan over time. K+ Hospitality Management, KKR’s dedicated hotel operating platform in Japan, will also continue to oversee the day-to-day operations of the properties.

Japan's Hospitality Market Outlook

David Cheong, head of acquisitions for KKR Asia’s real estate team, stated that KKR identified an opportunity to reposition the portfolio to meet Japan's increasing demand for accessible, high-quality accommodation.

KKR expressed strong conviction in the long-term fundamentals of Japan’s hospitality and broader real estate sectors, affirming the country's importance to its real estate strategy.

This transaction reflects sustained investor interest in Japan's hotel market, particularly for assets that have undergone strategic enhancements and are aligned with global brand standards, showing a continued focus on quality and loyalty programmes in key Asian destinations.
