Thai Developer Acquires Italian Luxury Property

Bain Capital and Omnam Group announced on 12 October 2026 the sale of The Lake Como EDITION hotel to Sansiri Capital, the hospitality trophy asset fund of Sansiri Public Company Limited. Sansiri, a leading Thai real estate developer with over four decades of experience, is expanding its portfolio with this acquisition in Italy’s renowned luxury market.

The transaction follows the hotel’s opening in March 2026 and concludes the joint venture between Bain Capital, a global private investment firm, and Omnam Group, a Europe-based hospitality real estate developer and investor, in transforming the Lake Como site. Financial details of the sale were not disclosed by the parties involved.

Hotel's Extensive Redevelopment

The Lake Como EDITION occupies a rare waterfront position in Cadenabbia, opposite Bellagio, offering access to Milan and Malpensa International Airport within approximately one hour. Bain Capital and Omnam Group acquired the 19th-century palazzo in late 2021, initiating an extensive redevelopment in April 2022.

The project reimagined the historic property, which opened in March 2026 as part of Marriott International’s EDITION Hotels portfolio. This transformation significantly reconfigured the property, reducing the room count from nearly 300 to 148 larger rooms and suites.

The redevelopment also introduced a new spa and wellness building, alongside expanded food and beverage and leisure amenities, including a distinctive floating pool and beach club.

Strategic Vision and Market Dynamics

Bain Capital and Omnam Group initially identified an opportunity to create a new luxury hospitality offering in Lake Como, a market characterised by robust international demand, limited five-star accommodation, and significant barriers to new lakeside development.

The acquisition of the property with vacant possession allowed for a comprehensive repositioning rather than incremental refurbishment.

Ali Haroon, a Partner and Head of Europe Real Estate for Bain Capital, stated that the project exemplifies their European real estate investment strategy, focusing on sectors with long-term structural demand and assets that can be fundamentally transformed. The sale reflects growing international investor interest in distinct, experience-led European hospitality assets.

Implications for Asian Investment in Europe

This acquisition by Sansiri Capital marks a significant strategic expansion for the Thai real estate developer into Europe’s luxury hospitality sector, strengthening its global portfolio. For Asian investors, this transaction shows a continued trend of seeking high-value, distinctive hospitality assets in established European leisure destinations.

Rafael Coste Campos, a Partner on Bain Capital Europe Real Estate team, noted that the Covid dislocation provided a rare window to acquire such exceptional properties.

This move by Sansiri could encourage other Asian developers and investment funds to explore similar opportunities in European markets, particularly for assets that have undergone substantial repositioning and offer strong returns, further diversifying their international holdings.
