La Réserve Firenze Debuts Six Luxury Serviced Apartments in Florence
French hospitality entrepreneurs Grégory and Olivia Marciano have launched La Réserve Firenze, a collection of six high-end serviced residences in a 15th-century Florentine palazzo, with rates starting from approximately US$1,500.

New Luxury Offering in Florence
French hospitality figures Grégory and Olivia Marciano have opened La Réserve Firenze, a new collection of six luxury serviced apartments within a 15th-century Florentine palazzo. Located in Florence's historic Oltrarno neighbourhood, approximately a 10-minute walk from the Piazza della Signoria, the property began welcoming guests in Fall 2026.
The Marcianos, who relocated to Florence from Paris in 2019, transformed the ancient structure, which previously housed student studios, into exclusive residences. These fully serviced apartments are designed to offer a private yet supported stay, with rates starting from approximately US$1,500, catering to discerning travellers seeking a refined base in the city.
Design and Residential Concept
The design of La Réserve Firenze, crafted by French firm Gilles & Boissier, blends modernist aesthetics with a deep respect for the palazzo's historical character. The Marcianos' vision was to move beyond traditional hotel stays, offering a residential concept that allows guests to genuinely live like a Florentine family.
This approach prioritises privacy and comfort, distinguishing it from busier tourist areas across the Arno River. Andrea Grisdale, CEO and founder of Italy travel specialist IC Bellagio, notes a growing demand among seasoned travellers for apartment-style accommodations that still provide comprehensive hotel services, such as round-the-clock assistance.
Exclusive Amenities and Personalised Stays
Each of the six generously sized apartments provides a fully serviced environment, ensuring guests receive personalised attention and amenities typically found in luxury hotels. Beyond the main palazzo, guests of La Réserve Firenze also gain exclusive access to the Marcianos' private villa, which once belonged to a member of the Gucci family.
This additional offering includes a tennis court, providing a unique recreational opportunity and further enhancing the bespoke nature of a stay. This expansion of private facilities underscores the property's commitment to offering an intimate and exclusive experience.
Implications for Asia's Luxury Travel Market
The opening of La Réserve Firenze reflects a broader global trend towards private, serviced luxury residences, a model increasingly appealing to high-net-worth travellers from Asia. Asian travellers often prioritise privacy, bespoke services, and authentic cultural immersion, aligning closely with the residential concept offered by properties like La Réserve Firenze.
As demand for exclusive, home-like accommodations grows, Asian hospitality developers and investors may observe this trend, potentially influencing future projects in key regional destinations. This shift suggests a move away from conventional luxury hotels towards more discreet and personalised offerings that cater to a desire for local living combined with premium support.
