This adaptive reuse undertaking aims to meet the increasing demand for upscale and luxury hotel options within the Phoenix metropolitan area. The developer, LaPour Partners, has not yet disclosed a timeline or an official opening date for the new hotel, which remains in its planning stages.
This development reflects a strategic move to capitalise on the substantial growth observed in the area, particularly concerning new luxury accommodation requirements for both leisure and business travellers.
Project Amenities and Design Considerations
The planned JW Marriott Downtown Phoenix will incorporate a range of facilities designed to attract a diverse clientele. Features are set to include a resort-style swimming pool, various outdoor event venues, multiple food and beverage concepts, and a comprehensive fitness centre.
Additionally, the hotel will provide 15,000 square feet of meeting space, offering panoramic city views. The conversion design accounts for the building's existing 13-foot floor-to-floor heights, which the developer notes are well-suited for luxury hotel operations.
Guest rooms are designed to be oversized, providing expansive layouts and floor plans, alongside city and mountain views. These design elements are intended to enhance the stay for guests seeking premium accommodation in the urban core of Phoenix.

He added that the JW Marriott brand was selected for its appeal to both leisure and business travellers, as well as event planners, due to its positioning as an affordable luxury option.

Marriott's Luxury Expansion and Market Performance
The development forms part of Marriott International’s wider strategy to expand its luxury offerings across the country, responding to a general increase in travel demand within this segment. Marriott reported gains in Revenue Per Available Room (RevPAR) during the second quarter of 2026, largely driven by its luxury and resort properties.
Specifically, luxury RevPAR increased by more than 9% year-on-year in the second quarter, according to Marriott CEO Anthony Capuano. LaPour also noted that the Phoenix market has reached a pivotal moment, with accelerating population growth, substantial new multifamily investment, convention activity, and tourism.

In January 2025, LaPour also partnered with Holualoa Companies to construct a dual-branded AC Hotel by Marriott and Element by Westin in North Phoenix, a 240-key property expected to open in January 2027.
